World Trade Center West is a 575,000 sf (53,420 sm), 17 story, mid-rise office tower located in the Boston Seaport District, and includes 517,000 sf of office and 56,000 sf of retail space. The building is part of the World Trade Center Complex, which includes World Trade Center East, the World Trade Center and the Seaport Hotel.
 The addition of World Trade Center (WTC) West to the already-successful WTC Complex helped make the district the thriving waterfront community it is today.
 After groundbreaking, the project was phased to accommodate adjacent construction related to the Central Artery/Tunnel Project (the Big Dig). Another challenge was building on top of the existing 1,950 space underground parking structure that forms the common base of the Seaport Hotel and the World Trade Centers East and West. The new structure also needed to incorporate a 70 foot tall vent stack for the garage, which was cleverly disguised as a clock-topped campanile.
Pembroke worked closely with state and federal agencies to help bring about short- and long-term transit solutions, including improved commuter boat service, shuttles to Boston’s South Station train station, as well as the new MBTA Silver Line that links the World Trade Center to other areas of Boston.
 The design and materials of World Trade Center West recall the maritime characteristics of the site. The tower’s weighty masonry, substantial cornice and protective canopies echo the adjacent warehouse and pier buildings, while the Podium section’s steel construction and 26’ wind mitigation “sails” refer to the ships, cranes and bridges of the working harbor.
Pembroke’s commitment to sustainable design and maximizing green space led us to install a green roof system on WTC West’s Podium section. This permeable roofing system uses a non-irrigated, 5 inch deep, pre-vegetated mat containing sedum plants, whose benefits include reducing pollution and energy costs, conserving natural resources and containing storm runoff.
