Oak Grove Village is a new apartment
development located ten minutes outside of Boston. The project
features 550 beautifully-designed rental apartments in a range
of loft, one- and two-bedroom layouts. Oak Grove Village also
has 16,000 square feet of retail space and a 7,500 square foot
state-of-the-art clubhouse with swimming pool, 24-hour fitness
center and media room. Phase 1 opened in 2006 and Phase 2 is
currently in construction with projected completion in Spring
2009.
The Rental Housing Association of Massachusetts
recently recognized Oak Grove Village with its 2007
Communities of Excellence Award. This prestigious award is
based on several criteria including property performance, and
service to residents and the community.
 The vision for Oak Grove Village began with the
location of the site—next to an MBTA subway station, across
from a tranquil park, and within walking distance of the
3,000-acre Middlesex Fells Reservation. Pembroke saw a unique
opportunity to transform the existing underutilized,
industrial site into a transit-oriented community and direct
our development towards existing infrastructure. Our goal is
to create a true “neighborhood” through the architecture and
the generous use of green space, courtyards and
pedestrian-friendly streets.
 Because the Oak
Grove site sits on the border of Malden and Melrose, it
required working with both cities’ municipal officials and
residents to ensure open and productive dialogue about the
project. The challenge was making sure that community members
and other local stakeholders had access to information
regarding the project and to this end we participated in over
40 public meetings and organized community meetings with
residents, abutters and officials from both cities as well as
with the Melrose affordable housing task force. Additionally,
all of Pembroke’s reports, which included traffic, site and
civil engineering, design and fiscal impact, were available on
the official City of Melrose website.
 Oak Grove Village is designed to create a unique
apartment community that fits into the fabric of the Melrose
and Malden area. To avoid a typical “cookie cutter” apartment
complex that stood out from its surroundings, Pembroke
incorporated such design elements as below-grade parking that
allows for the generous use of green space; scaled the
buildings and the length of the blocks with sensitivity to the
history and rich residential character of both towns; and paid
close attention to the smallest detail, from high quality
light fixtures to the use of varying textures and colors for
the building exteriors.
