office building located on the northwest corner of
Pennsylvania Avenue and 18th Street in Washington, D.C. Built
in 1990, the building is adjacent to the Edward R. Murrow Park
and across the street from the World Bank and International
Monetary Fund headquarters.

Owings & Merrill, the trophy office building is clad in
Tennessee marble and was originally designed as the world
headquarters for MCI. 1801 Pennsylvania is fully leased.
 1801 Pennsylvania offers significant views of
Washington, D.C. and Virginia. One block north is access to
the Farragut West Metro station, one of the busiest stations
in the District.
A core asset for Pembroke in D.C.,
1801 Pennsylvania Avenue is the foundation for future
investment opportunities in the District. Pembroke acquired
the property based on its location, architectural distinction,
trophy quality, and strong creditworthy tenancy. It represents
a significant long-term investment opportunity for the firm.
Since the property underwent a $2.2 million renovation
in 2004, no major improvements or enhancements are planned in
the near future. However, as with the balance of the
portfolio, Pembroke will make necessary capital improvements
