The Hästen properties, bound by Hamngatan, Norrlandsgatan, Mäster Samuelsgatan, and Regeringsgatan in Stockholm’s CBD (Central Business District), are positioned in one of the most prime office and retail locations in Sweden’s capital city. Overlooking the northern end of Kungsträdgården, Stockholm’s royal park, the Hästen properties are situated between the vibrant shopping destinations of Gallerian and Bibliotekstan.

Public transport communications are excellent. The site is located just a short walk from the Kungsträdgården, Östermalmstorg and Hötorget metro stations. The area is well-served by a local bus network and the Stockholm Central train station is within five minutes. Arlanda International Airport is located approximately 40km to the north (20 minutes traveling time by train).

Hästen 21, constructed in 1973 and totally refurbished between 1996 and 1999, comprises 20,500 sqm / 221,000 sf of retail and office accommodations arranged over three basement levels, ground floor and six upper floors. The property includes the shopping arcade Passagen, with entry at the corner of Mäster Samuelsgatan and Regeringsgatan.

Hästen 22 was constructed in 1986 and consists of 7,750 sqm / 83,000 sf of mixed-use office and retail building arranged over basement, ground and seven upper floors. The building has a glazed central courtyard providing natural light to the office areas at all levels.

Hästen 23 comprises two office buildings interlinked by Nordea Bank’s headquarters lobby at Smålandsgatan 15. The two office buildings total 43,000 sqm / 463,000 sf of usable area. The north building, originally constructed in 1982, comprises a basement, ground and seven upper floors. The south building (formerly Hästen 27) was built in 1974, with extensive refurbishments between 1995 and 2001. The building comprises five basement levels, ground floor and nine upper floors. Hästen 23 includes PKHUSET, a prime shopping arcade accessible from Hamngatan and Norrlandsgatan and connecting to the historic luxury department store, Nordiska Kompaniet (NK).

Hästen 24 was built in 1984, with refurbishments during 2000-2001. The building comprises 3,300 sqm / 35,000 sf of office space, with two basement levels, ground floor and eight upper floors.

The four Hästen properties are part of Pembroke’s 190,000 sqm / 2,000,000 sf Nordic portfolio of 13 office/retail buildings located in Stockholm, Oslo and Helsinki. The properties are primarily occupied by Nordea Bank on long-term leases.

In 2009, Nordea achieved LEED (Leadership in Energy and Environmental Design) certification for Existing Buildings Operations & Maintenance (EBOM) for Hästen 21 and 23. Nordea’s LEED certification is the largest international LEED Existing Buildings Operations & Maintenance (EBOM) project so far outside of the United States, and the first EBOM project in Europe. The Nordea buildings are among the first LEED-certified buildings of any kind in Sweden.
