Adjacent to the Dorchester Hotel and overlooking Hyde Park, the building offers 9 levels of bright, column-free office floors, high quality craftsmanship, abundant natural light and upper-level terraces in a prime location. Prime Mayfair Address
Park Lane is an internationally renowned address for businesses, residences and fine hotels. The previous building at 49 Park Lane was a vacant office building constructed in the late 1920s with limited architectural merit. Westminster Council agreed with this assessment and so approved demolition to make way for a modern, Class A office building. Pembroke’s 49 Park Lane consists of the highest quality design and materials, as we have invested in this building for the long-term. Furthermore, we were able to increase the available rental space by more than 20 percent.
Rare Redevelopment in a Conservation District
Obtaining permission to demolish a structure in a conservation district and construct a new building with increased height and area required a well-planned and sustained entitlement effort. Additionally, the demolition and construction of a new building on a small, constrained site with many abutting neighbours required a proactive communication effort, sensitive design and responsive project management.
Exceptional Design
The new building is designed not only to fit comfortably within an urban context defined by listed historic buildings, but also to meet the most exacting of contemporary standards. Each of the nine office floors offers bright, column-free, flexible and efficient floors, spacious enough to accommodate a wide range of uses. Floor-to-ceiling windows and upper-level terraces provide abundant daylight, as well as views of Hyde Park and beyond. The entrance features a unique two-storey stone portico and the exterior limestone has been hand-set throughout the façade – stonemasonry of an order rarely seen in modern office buildings.
The development also contains three separately available apartments in an adjoining four storey building with its own private entrance on Tilney Street. Active chilled beams ensure energy efficient climate control, which is just one of a number of features that qualified 49 Park Lane for a “Very Good” BREEAM rating. The building is fully let.
